The area of georgia your friend lives in is a little pricey on land. If you don't mind coming a little south of there you can find some $3-5K/acre land. Good luck and when you are visiting the carlton area check with some locals for a place that needs a caretaker and you may find free or low rent until you locate that special inexpensive retirement location.
