    I made it this time, without a claim. Usually, I loose my ductwork in my crawl space.

    Funny you should mention Venice...I have been wondering what the City's/FEMA's long-term plan is for this neighborhood. Well, about a third of the houses have been raised about 10 feet. You can see 3 of them in the picture below, with the row boat. FEMA pays to raise your house after water comes in the home 3 times...I think that is the plan. Gradually, all the homes surrounding that area for a couple of blocks will be raised, and then one day--the water will never leave. I see it coming, having been in the neighborhood since '86...Little Venice on the Lafayette...
