Are you going to buy one Don? It's been my experience that it's hard to get people to pay for something they've done for free all their lives. A friend on mine purchased a large tract of land once that people had hunted on at will for years. Trying to change them from doing so was an incredibly difficult thing to do. They set it on fire almost every year, which wound up being a good thing, for years. Destroyed any improvements, such as fences, stands, ponds, or buildings as soon as they could. People don't like change. I haven't, but I'd pay it if necessary, too good of a place to fish not to, again if necessary.
