    Ever notice some of these businesses close down their Marinas, or Restarants, or Motels/Cabins or just shut down completely and are seasonally operated. They then create and hit a circuit of Outdoor type public trade shows in the winter time exhibiting and booking when they are open advertising their services. It can be very cost prohibitive to stay open 365 days of the year is what I am trying to point out. You have to ask yourself, how productive is this operation 12 months out of the year to justify your expenses. Have your wife look at a breakdown month by month and see where the weaknesses are in incoming capital to pay overall operating expenses. And, in those that do the trade show circuit advertising, that in itself is in no way cheap and is very expensive to do.

    Do you have ample parking for trucks, small Rv’s with boats attached? Do you have ample outside electrical plugins for charging boat batteries? If you get Billbob in his RV, he likes to plug it in to keep his fridge going to keep his beer cold. Got ice? Got freezer for storage of fish? Got a fish cleaning station outside? You sure don’t want anybody cleaning fish in their rooms and I have seen that. Is there gasonline available or close by? Think of your operation as you would go somewhere on vacation to fish. Guide service? Boat rental? Bait shop?

    insurance
    utilities
    2 workers
    $250,000.00 a year
    that's renting the rooms 2500 days just to pay overhead. No upkeep or monies for me.

    You know you can do it! Me and Billbob will make a sign for you to put out front! I’m glad you have a smart wife that likes to crunch numbers! I have the greatest respect for resort owners and never balk at what they charge. They work very hard to make it all the perfect get-away for us to enjoy!

    2500 days ! No problem ! With all the green carp guys and as much as Martin is promoted if it’s a clean and a repeatable establishment and convenient somebody going to be very busy!

    Totally booked 100 nights a year is not a stretch Lee but you got to promote the pee out of it. 150 nights totally booked is going to be tougher and where you need to be to make the headaches worth while.
    Good luck whatever you do man and have no doubt you can pull it off.

    I would go back 10 years and see how they fared during the recession from 08' thru roughly 2012. My guess would be very poorly, 2 or 3 bad years will break any business, especially these kind!
