- 750 for garage
- 120 for ATV area
- 224 for porch
= 1,906 sq. ft.
This includes the space occupied by the enclosed walls. Assuming the finished walls at 4" thickness, it appears you'll loose an additional 50 sq. ft.
For the bedrooms you have at 11' X 13', I suggest getting some rope and mark those dimensions outside somewhere on the ground. Will give you an idea of the size you envision.

I think I would add another door on the guest bath that can be entered from the living room. That way you wouldn't have people tracking through the bedroom all the time. Also might want to consider combining the two master bedroom closets into one big walk in. It would open up the space and make it more maneuverable.
I would not want the guest BR's right off the kitchen/LR, I might/would disturb them when I get up early or stay up late
Put both GBR's together with shared bath unless guests /you need 3 baths.
MBR closets split like shown would make furniture arrangement hard IMO, put 'em together for a walk in closet adjacent to MBA
Lots of good ideas so I'll share my 2 cents.....I spent 1 1/2 years on our house plans (that we never built) and came up with this thought......most of your dirty clothes usually wind up in the master bedroom....I like a huge hamper there just for that with overhead storage for towels, toiletries, and whatever.....also, consider locating the washer and dryer just off the MBR....this shortens the walking distance to wash clothes......nobody likes dragging clothes all thru the house to wash...then dragging them back to fold...
This is the hamper I designed and had built in our present home.....I am standing in the master BR looking into the master bath (which used to be a bedroom)....the wall on the far right is a corner of an 8 ft. x 8 ft. shared closet....we did this work about 22 years ago.....

I like that Bruce, excellent idea! The vanity lights you have are exactly what we have.
My Mom designed the house I grew up in. She had dirty clothe hampers in the down stairs bathroom and in the upstairs hallway across from the bathroom.
I really appreciate the feedback and suggestions. We currently have separate closets in our MBathR and the wife likes the idea, which is why it will remain that way in the
future. I wanted the utility room next to the MBedR too, but the wife thought about keeping it across the house which is why we decided to keep it to her liking. I liked
Bruce's laundry chute idea too. The bedroom off the kitchen area will be used as the computer room mostly. I still lean towards my original drawing but wanted to run
another idea by anyone willing to jump in and make suggestions. We haven't poured the concrete yet, so I'm still actively drawing ideas. Tomorrow is our signing day and
the money will go into the checking account to start the process of purchasing the land and starting the ground work for the foundation. The foundation will remain 60'
by 50', but the floor plan is not yet finalized. Thanks to all for your input.
I realize this is unconventional, but......., so am I. I grew in Oklahoma & Texas, attended at least a dozen different schools before I was 17 and tired of struggling to
keep up above average grades most of the time. Lived in so many different houses that I tired of that too. Never had a real home until we married 52 years ago.
Have had two homes in those 52 years and purchased both because I hated rental properties and fixing them up all the time. This will be our last home, hopefully.
This is my reason for asking for assistance on decision making. We both like this floor plan and ask once more for input and square footage. As you can see, I like
simplicity. Neither of us have ever been big on decor, hanging pictures or cluttered spaces. "D" can vouch for this. The easier it is for me to run a floor sweeper,
the better I like it. Appreciate your indulging my request for help.

Nothing but a thing Joe, I know where you are coming from my friend. 1,880 sq. ft. less the amount the walls occupy which I guesstimate at 35 sq. ft. from your drawing. We're here to help you when you ask.
I might add, you need more windows. Personally, I like walking around my house without having the lights turned on.
I weighed the pros and cons of windows and I agree a couple more windows for lighting would be beneficial. I like light from the east more than from the west due
to the heat produced. I also consider our trips and how easy it would be to access the interior through the windows that are not visible to the public. We are stepping into uncharted waters and just trying to cover the bases. Appreciate your help Randy. I think this one will be our choice.
How about my 2 cents. What about putting the MBR closets on the same wall side by side. The wall away from the bathroom. Make hers 8.5 ft and yours 6.5 ft. And spread the doors so you can put a dresser between them. Hope that made sense. Also, closets in the spare bedrooms? And at least one window in every bed room, maybe 2 in the MBR. Too many entrances into the second bath, kills bedroom wall space. Just put one from the outside and beef the walls up , so it can be a storm room. You need to look at it as marketable in the future as well. Okay I quit. And I like simple and uncluttered myself.
Thought of a couple more ideas, Joe. On demand hot water heaters and alarm system. Also, we are going to want pix, lots of pix, and I'll get directions next year. Danny
It's all about need and preference. My sweet wife loves the 3000 ft we live in. When we first got married many years ago I built a 400 ft cabin for us we lived in for 6 years. That's all I need.
Danny, your :twocents are welcome anytime. I like the idea of two closets with a dresser between them. Still mulling ideas about the shared guest bedrooms bathroom.
Marketability down the road doesn't concern me as much as comfort today does. This will be my last one. On demand water heaters, probably 2 to cover the bathrooms
and kitchen. She washes clothes in cold water. I won't be shy with the pics. Hopefully can give you the address in February. We signed all the papers yesterday and money
was deposited in our account. Got until Saturday to get the floors cleaned real good and then wave bye-bye to 34 years on this place. I think it got to the nephews we
raised more than it did us. Gave my horse away yesterday to a neighbor lady across the road and she was happy. Won't meet the new owner, but left good
instructions on how to care for the deer, turkey and feeding the fish in the pond. Moved into the 5th wheel today and going to pretend to be camping for a while. No done
deal on the purchase of land yet. Waiting until access road issues are resolved. Wake up every morning to a new world. Looking forward to new adventures. Left one rod
and reel and enough crappie tackle in the camper to enjoy some fishing while things come together.

Caught the new owner riding around in his new hay field today and stopped him because I didn't recognize the truck. Disabled vet that loves to fish and going to take up
hunting deer. Loves to dove hunt and was showing his buddy his new property. Noticed his license plate with the Silver Star and knew he served our country well. We
chatted for a spell and glad he is the new owner. The VA denied his loan to purchase my place, so he just took 300K out of his CD's and paid cash. He said the VA didn't
want to finance land that was Ag exempt. He is in real winner in my opinion. He couldn't believe he was going to get to hunt two counties from his private property and
was thrilled that he would be able to kayak fish e creek that empties into Eagle Mountain Lake. He is the buyer I've been waiting for. Today was an eventful day for us.
Now, back to the drawing board.
I came up with 1906 sq. ft. for the 1st option and 1890 sq. ft. for the 2nd option.
I personally like the 1st option more. Each guest bedroom has it's own bathroom and the bedroom itself more squared off (I'm thinking of my boss lady moving things around).
