Nice real nice .
real close to several ramps
Tommys is 14 miles but I can get on 25 now instead of driving up that Dang Natchez Trace
I see lots of pelahatchie bay fishing in your future . You can almost go straight down grants ferry and hit the water in lots of places . I found twin harbor yesterday . But there are two down in forrest point and turtle creek has one too not counting the main ones . You gonna be close . You can probably be at a landing in 15 minutes or less . Yep gonna have it good .
Better be quicker than 15 minutes. I'm 3 miles from Forest Point ramp. I ain;t looked for Twin Harbor yet. Know alot of folks that put in there though
Looking good Don.
Looks Great Don
Congrats DD. That will be an awesome place to grill and have a cold one in the afternoon man. I gotta get my wifes little outdoor kitchen done cause she said I could put a flat screen out there under the patio when I do lol
Hope everything goes smooth for you. My son had a virus hit his family this weekend which waylayed his son from helping him move all the boxes and stuff but they are moving on along. The movers come Friday to move everything else so I hope both of you end up in your new homes come Monday morning.
He does not have a pool in his yard, but there is a pool in the subdivision and a nice pond as well. I gonna pick up a cheap kayak to see if his kids are interested in trying the pond.
Hope you are having a cool one by the pool Saturday night.

congrats Don Don and Nessa I know yall have earned it
Congrats DD! I saw you were moving but I didn't realize it was into my backyard. I could about hit your house with an empty beer can. There is also a good ramp in my neighborhood (Waterwood) it usually gets a lot less traffic than the other.
Bout sick of all these sang fees no one told me about. Just had to pay a years home Insurance of $900 that no one told me about. $450 for Appraisel and Now they want closing costs and I haven't heard a dollar ammount on that yet
Real nice dd
Sure am happy this is all coming together for y'all.. As the sayin goes, Yall gonna have it made in the shade.. Pool an all..
NICE !!!:ThumbsUp
Tickled for you guys Don. Know it's been a trail but is going to be well worth it when all is said and done. Just take a deep breath and count to ten.
Nice looking place, congrats.
They about finished me off yesterday. They asked how much money I was bringing to closing. HUHHH? I have 60 grand in equity in the house I'm in now and the new house appraised for 30 grand more than I'm paying for it. This was after the "you have to pay a years worth of home insurance UPFRONT" which was around $900. We won't even talk about the $450 Appraisel and $300 Home Inspection I just put out. Who do they think I am WB or something? lol
Who did you think was going to pay the insurance premium? They may want some property tax escrow money too.
All you need now, to make your week complete, is to have some goober price you a $400 survey for about $2,500.
All of those charges are pretty much standard stuff DD. If you have a loan, the banks gonna make sure you have insurance to cover their butts. You've got to expect some out of pocket expenses when making such a purchase. Congrats on the new house!
If your going to dance.....you got to pay the fiddler lol
I was expecting the insurance to be added to my monthly note, not a whole year upfront. No survey is required and if it was, I can do it for free. We only charge $300 for a lot and block subdivision survey anyhow. Surveys aren't cheap to do. $100 an hour for a crew and $85 an hour for a registered surveyor.
That's awesome Don. Now your wife won't have so much grass to cut!
LOL, It's almost an acre. Front yards HUGE
put goats in the yard then in the fall you BBQ them
Get one of them Feelay mowers and you can cut it in 30 minutes or so.
Sounds like a good idea Ted. Rees, I ain;t got Feelays money LOL
I know y'all will enjoy the new house. I cut two acres so one ain't gonna be bad. I'm glad for you cuz.
nope but they have my tax ammount. We called and gave it to them. I assumed they'd put that in the note. This is a Bridge Loan so it's a little different than a regular loan. I've bought 2 pother houses and never had all this go on. Tell them what I wanted and the years, then went in and signed the papers. SIMPLE. Not this time though
Rule number one..........do not assume
Bridge loan? No wonder. You're dealing about one step away from a loan shark. Better get you some permanent financing in place before that interest eats you alive.
never heard of a bridge loan so I googled them..... you might want to read this Don .... Mortgages: Bridge loans ease the transition between homes -- at a cost
Gotta get your house sold quickly and get away from the bridge. Is that what they told you had to be done because you hadn't sold your current residence yet?
Rent the old house out DD. After reading what a bridge loan is I would stay away! I know all to well the house buying nightmares. Heck I built a house and had to sell it because my old house hadn't sold. I got lucky though and got in with a good builder that wanted to work with me. It took a year but I finally sold my old house and got the new house I wanted.
For the live of Pete DD. Don't Do This! You are one hiccup from bankruptcy with two mortgages hanging over you like that. Many a man has been layer low by just this thing. Don't walk away, Run! You got any idea what a 1 point rise will do to your monthly? You got any idea how likely a 1 point rise is in the next 12-24 months?
Holy crap! Your playing Russian roulette with 5 rounds in the chamber!!!
