If it needs refrigerant it has a leak.
I have a one room unit, not window free standing, at the store we arent using.

If its r22 landlord got to fix it.I had 5 rental propeties for 30 yrs if i got a call i fixed it.
Mr. Jim, do you have a bottle of the red dye? I looked for mine but to many containers in storage. I checked at the 2 stores close by, they don't sell it.
Looks to me like it would be the landlords responsibility to get it fixed
Never used dye, used that liquid soap and electronic leak detetctor.
I fix things here for free rent. He can pay me that way or pay someone else. He owns all the lawn and garden equipment, supplies the gas, all I have to do is furnish the labor as part of the rent. I replaced the fan motor and cap. on the ac unit last week, it cost me 120. My rent is caught up for a while.
That 22 has gone up a bit since the last can I bought, $430. with tax for 30 lbs. I called around, the only place that had dye was Johnstone for $15. I found 4 leaks in 10 minutes. 2 are in the evap. coil. 1 in the low side line close to the ground and 1 on the oil line on the comp.. I took all the unit numbers I could find to a dealer. They are so old, he couldn't do a match for a new coil. It seems the heater/evp. unit came from a mobile home of the early 60's. The cond. unit was made in the mid 70's. My stepdad said they were installed in 93 for $350. But I did get a price on a replacement evp. coil. I told my stepdad I would install it for $560. He said he wouldn't pay $500 for a new system. I thought about it for a short time. I have 3 12,000 btu window units to install this morning. When I move, I'll take them with me.
Not sure what youre paying in rent...but if it's as much as most then I'd be finding me somewhere else to live. It would be TOUGH on this old boy without air.:rolleyes:
