How about storm water retention/detention basins? Asphalt design? Flood plain and wetland determination? BWAAA HAHAHA I like to write things like that because it makes me remember what all I might have forgotten otherwise
Yeh River and the new stormwater regs the municipalities have about water in the streets are adding ALOT to the per lot costs. We used to get away with have single curb inlets but now with the new regs, now about every inlet we put in is a Double inlet. That adds about $2,500 per inlet to the cost. Figure in a 75 lot development and it's storm water system and you're looking at about another $50,000 to the development costs. It's scaring my clients off
Yep it is and it is hard to explain to a good ole boy who is just out there trying to make a living. You just can't take a few acres of land and turn it into a subdivision anymore. Way to many regs and the cost of these lots are getting sky high. Look at the new bridge in Madison for example, there's more silt fence and hay on the job than concrete. Not really but dang they have got strict on all these regulations. Didn't mean to highjack your thread but just got sidetracked on this stuff. Anyway you did an excellent job on the article. I'm ready to pull some cranks. This will be my first year to try this and it sounds addictive.
No prob, I highjacked my own one to. LOL Pulling cranks is VERY addictive, just ask Major. LOL Just don't ever go to Bass Pro with Triton and let him see some new cranks with you in between him and those cranks. Joker will knock you down trying to get to them BWAAAA HAHAHA
