TN River land
Wife and I are thinking of buying some land on the TN River to retire to. We are on the west tn side now and I'd like to stay in west tn if possible. What areas would be good for crappie, but not close to large populations of people. We may even want to be off grid as far as utilities and such. It would be nice to be River front but not necessary. I do like to rabbit hunt, so something with some acres or boarding a wma would be ideal. I know about the area as far as towns but know nothing about the fishing. I like the Camden/Big Sandy areas. Any suggestions.?I'm not looking for GPS coordinates to brush tops, just areas. I don't troll , I just single pole so areas that are productive for that.

I've been fishing the river from Camden/New Johnsonville south the last 10 years or so. Have kind of the same dream for some property on the east side of the river. IMO fishing is generally better on the bigger water around Big Sandy. However, acreage is more expensive and there are more people from Camden north. The area south of Camden in Benton and Decatur counties will generally be less expensive and there are fewer people. I think it is a beautiful area. I really like the area from Birdsong south to about Beech River. The fishing, at least for me, has not been consistent at all. I can't seem to figure it out.

Might check out the Eva area. Have seen land there for sale. Close to the river, some places are really isolated. Lot of WMA/TVA cutover timber land

Thanks for the info guys. I'm over that way several times a month. I'll start looking around. CoachB when I get over there we can put our heads together and see if we can figure them out.

I travel pretty much all of it for work. Henry County is generally gonna be the most expensive especially the closer to the water you get. I'm not a fan of Benton County, but that's just personal preference. You stand a better chance of more land for the money and less people in Decatur County. If you're willing to look on the east side of the river, you might like Perry County. There's some pretty country over there and it's not as heavily populated.

Don't mind east side as long as there is a bridge I can get to easily.

Some of the most affordable land in the state is found it the timber country on the east side of the TN river from the mouth of the Duck to Clifton. Its almost all timber and pretty rough and isolated. I have not priced land on the west side, but I'm guessing from I-40 south all the way to the big bend at Clifton there is some cheap land as well. Lots of raw land on either side of the river in that stretch. I-40 and 412 at Perryville offer good access to the lake.
