AGFC owned and managed lakes

Lake Erling is in the works to be taken over by the AGFC but to do this they require a larger buffer zone between pool level and present easement line approx 3 more vertical feet for people with low sloping lake front property this will be significant loss of private property that the AGFC expects property owners to donate. Any of the c.com members who live on or own property on an AGFC controled and owned lake and could tell us a little about the reality or hazzles of AGFC owned lakes it would be appreciated .
Most lake property owners I have talked to would like the AGFC to manage the lake but are reluctant to give the state more property that could become a hazzle concerning enjoyment of the lake. let us hear you thoughts on the subject.

I just spent four days at Bass Haven this past weekend. I have been hearing alot of the controversy (Miss Rose) and reading up on it on the internet. I am looking to purchase a lakeside house on Erling but I too am concerned about the outcome of the AGFC taking over the lake. As I understand the increase in easement would protect the AGFC up to the 100 year flood plain level from where IP has the easement located now. As you said this woud be a significant loss to several land owners. Also what about the (if any) restrictions on the length and size of existing dock, and boathouses or other structures that are currently on the lake shore or that could be built. I want to be positive about the AGFC potential takeover of the lake but have heard more cons than pros. As Mr Armstrong with the AGFC said "it's not a matter of if it's a matter of when." With that being said I take it that if the land owners do not comply with granting the AGFC's wish's they will condem the property under public domain and just take it. This I totally disagree with as it takes away ones personal right to ownership. I believe there is going to be a public forum with the AGFC soon and as a potential land owner I plan on attending.

I own lakefront property on Conway and here is my one and only complaint of the 20 ft AGFC easement:

"The buffer strip is public property and is open to the public at all times."

I constantly fight with litter, theft, and property damage, not to mention having to chase thugs off with a boat paddle just to fish off my own dock that I paid for and keep current permits. This is a huge disservice to landowners who, for the majority, are stewards towards the health of the lake.

Here is the link to the Land Use Policy for AGFC Lakes. In the LUP, it states where the boundaries are for the AGFC lakes. It also states the activities that are permitted and the ones that are not. The Corp has a buffer strip around their lakes to.

I'm afraid if I owned land there, they'd have to take it..because I wouldn't give a inch of mine..

Thanks for the input men so far it is as I suspected not good for those of us who bought the property and have spent years improving the same.

if agfc is in the picture u better be ware they like to sugar coat things things then shortly later things change big time look at lake charles in nea area. opened to the public every bodies back yard, say no to agfc. u will be glad u did.

If landowners refuse commission could seek to condem it or not issue dock permits. I would'nt like it if I had property. What if the company decided to drain the lake and sell the property instead of turning it over to the commision? Company messed up selling folks land right up to the water sounds like to me. Why not give folks the option, lower the lake to get the easement or sell off a few feet.

Fight to keep the lake as is, in my opinion you do not want the agfc to take it over, they are influence bY outside groups and committees to easily, this is the case with lake Conway, I wish it was a corp of engineers lake more and more often. banghead

This is such an easy fix. Lower the spillover area of the spillway. The easement will then be exactly where it is currently. The only pitfall is the lake will be a little lower, however I would rather lose a little lake area than have land taken away from the people! In addition people on this lake have been living with lower than normal water conditions for a couple of years. It has only recently filled back to capacity. We were all catchin fish and launchin boats in the lower condition, so I say lower the spillway and leave everyone alone. The only bad situation is the Comm. does not take it over IP, or it's buyers, drain the lake and it is planted in pine trees!
