    3,000 sq. ft.
    - 750 for garage
    - 120 for ATV area
    - 224 for porch

    = 1,906 sq. ft.

    This includes the space occupied by the enclosed walls. Assuming the finished walls at 4" thickness, it appears you'll loose an additional 50 sq. ft.

    For the bedrooms you have at 11' X 13', I suggest getting some rope and mark those dimensions outside somewhere on the ground. Will give you an idea of the size you envision.

    I think I would add another door on the guest bath that can be entered from the living room. That way you wouldn't have people tracking through the bedroom all the time. Also might want to consider combining the two master bedroom closets into one big walk in. It would open up the space and make it more maneuverable.

    I would not want the guest BR's right off the kitchen/LR, I might/would disturb them when I get up early or stay up late
    Put both GBR's together with shared bath unless guests /you need 3 baths.
    MBR closets split like shown would make furniture arrangement hard IMO, put 'em together for a walk in closet adjacent to MBA
    GO BIG ORANGE !

    Lots of good ideas so I'll share my 2 cents.....I spent 1 1/2 years on our house plans (that we never built) and came up with this thought......most of your dirty clothes usually wind up in the master bedroom....I like a huge hamper there just for that with overhead storage for towels, toiletries, and whatever.....also, consider locating the washer and dryer just off the MBR....this shortens the walking distance to wash clothes......nobody likes dragging clothes all thru the house to wash...then dragging them back to fold...

    This is the hamper I designed and had built in our present home.....I am standing in the master BR looking into the master bath (which used to be a bedroom)....the wall on the far right is a corner of an 8 ft. x 8 ft. shared closet....we did this work about 22 years ago.....

    My Mom designed the house I grew up in. She had dirty clothe hampers in the down stairs bathroom and in the upstairs hallway across from the bathroom.

    I really appreciate the feedback and suggestions. We currently have separate closets in our MBathR and the wife likes the idea, which is why it will remain that way in the
    future. I wanted the utility room next to the MBedR too, but the wife thought about keeping it across the house which is why we decided to keep it to her liking. I liked
    Bruce's laundry chute idea too. The bedroom off the kitchen area will be used as the computer room mostly. I still lean towards my original drawing but wanted to run
    another idea by anyone willing to jump in and make suggestions. We haven't poured the concrete yet, so I'm still actively drawing ideas. Tomorrow is our signing day and
    the money will go into the checking account to start the process of purchasing the land and starting the ground work for the foundation. The foundation will remain 60'
    by 50', but the floor plan is not yet finalized. Thanks to all for your input.

    I realize this is unconventional, but......., so am I. I grew in Oklahoma & Texas, attended at least a dozen different schools before I was 17 and tired of struggling to
    keep up above average grades most of the time. Lived in so many different houses that I tired of that too. Never had a real home until we married 52 years ago.
    Have had two homes in those 52 years and purchased both because I hated rental properties and fixing them up all the time. This will be our last home, hopefully.
    This is my reason for asking for assistance on decision making. We both like this floor plan and ask once more for input and square footage. As you can see, I like
    simplicity. Neither of us have ever been big on decor, hanging pictures or cluttered spaces. "D" can vouch for this. The easier it is for me to run a floor sweeper,
    the better I like it. Appreciate your indulging my request for help.
