I pay 2k per month in rent now, and will have a 10% increase in 3 years. If I could get it bought for 125k, I'd save that much money in 6 years on rent alone and still own the property. That's doubling your investment in only 6 years. That's not figuring the extra income from the bait, tackle, food, camper space rents, etc. If the store only earned 25k per year net profit, that would triple my investment in only 6 years, plus the profits from the boat business that I have now. Might even increase the boats sales being on the lake, not to mention the increase in repairs. I would have to add a shop behind the store tho at a cost of 15-20k.

Uhh Bill....I wish you the best on this venture, but you must remember. This is an open forum and as I recall from reading past posts, the owners of The Dam Store are certainly viewers. So....it may not be best that you advertise your negotiating tactics, LOL.
They made a bunch selling farms and land, and didn't Depend on the store profits.

She is aware that cash talks tho, and it'll be a chore for someone to make money on a seasonal business if you have to live off the store only profits after financing it.
My situation is way different than just buying a bait shop/convenience store. With the boat business, I won't have to use the profits from the store part, and I'll eliminate a 2k per month existing rent to put back in savings to cover the initial cost of the property.
