Iatt is pretty shallow and clear. Has had a big problem with hydrilla and they stocked a bunch of grass carp which helped some. In addition, all those beautiful trees really don't help the fishing one bit. Too much organics in the water lower ph, consume oxygen, and make for poor spawning sites. Iatt has a relatively poor bass and crappie population.
But... if you're okay with occasional drawdowns, there's good news. After each drawdown, Iatt has had a big surge in bass numbers and quality size of fish. Not sure about crappie, but probably true for all other species as well. Iatt has lots of potential. Just needs to be better managed.

Don't know your budget, but I can look around TB. I rent a lot and have a mobile home. Works for us. Though it is not right on the lake, we like it.

Well dpisani we actually will not be looking real hard until after July. Wife want to get closer to where her son and grandson live in Pineville. I hope to find something that once we get the deal started we can sale her place and pay off the new place. So that is going to limit us in what we can spend. Heck it doesn't have to be right on the water just closer to good fishing.
